Signs a Roof Is Failing and How to Check It Yourself

Most roof trouble starts small and gets worse over time, so catching it early gives you time to plan. This guide covers the warning signs you can spot from the yard and inside the house, what each one tends to mean, and when it's worth getting a closer look.

Patch or replace: the signs that point to replacement

A few damaged shingles can usually be replaced one at a time. Replacement becomes the likelier answer when damage is widespread, when repairs keep failing in the same spot, or when the roof line sags. Interior water stains also suggest the problem has moved past the surface.

  • Missing, cracked or curling shingles across large sections, not just one or two, point toward more than a patch.
  • Repairs from a few years ago already failing again is a signal to consider a full replacement.
  • Repeated calls to fix the same area mean localized repairs are no longer working.
  • Sagging, dips or waviness in the roof line can mean rotted decking from long moisture exposure. Don't ignore it; it can worsen quickly and may be unsafe.
  • Small, localized damage on a relatively young roof is where a repair usually makes sense.

What granule loss looks like

Asphalt shingles are coated in ceramic granules that block UV rays, add fire resistance and give the shingle its color. Shingles shed some as they age, but heavy loss means the asphalt underneath is losing its protection.

  • Dark, sand-like grit piling up in gutters and at downspout outlets.
  • Shingles that look smooth, shiny or discolored instead of rough and textured.
  • Bare patches where the black asphalt backing shows through.

Checking your attic and ceilings after a storm

Storm damage isn't always visible from outside: wind can lift and loosen shingles and break their seal without tearing them off.

  • Brown or yellow stains on ceilings or walls below the roof.
  • Attic insulation that is damp or compressed and has lost its fluffy texture.
  • A musty smell in the attic or upstairs rooms.
  • Mold on attic rafters or ceiling surfaces.
  • Openly advises a professional inspection after any severe weather, even when nothing obvious shows.

Does age alone mean replacement?

Not on its own, but age raises the odds of failure even when a roof looks fine from the ground. Materials wear from the inside out, so an older roof is more prone to sudden leaks and storm damage. Age is a reason to plan and inspect, not to panic.

  • Typical lifespans per Openly: asphalt shingles 15–25 years, metal 40–70, tile or slate 50–100, flat or low-slope 10–20.
  • As a roof nears or passes its expected life, insurers may ask for an inspection or change coverage terms.
  • Insurance generally covers damage from perils like wind or hail, not wear and age. Check your own policy.
  • Openly notes many roofers suggest an inspection every 2–3 years, plus after storms and as the roof ages.

Flashing and what you can't see from the ground

From the yard you can spot missing shingles, sagging and obvious damage, but flashing needs a closer look. A thorough inspection means getting up on the roof to check the flashing around chimneys and vents, the valleys and ridges, and subtle wear that doesn't show from the street.

  • Ground check: missing shingles, sagging areas, visible damage.
  • On-roof check: flashing at chimneys and vents, valleys, ridges and close-up shingle wear.
